Basement finishing, hardwood, tile and plank floors in Stoneham, MA, where bedrock and the Sweetwater Brook flood zone shape what's below grade.

The town plan says bedrock sits very near the surface across much of Stoneham, and part of Montvale Avenue is in the Sweetwater Brook 100-year flood zone. Before we frame a basement, we look for seepage, efflorescence and where the water goes in a storm.

With so much of Stoneham built after 1960, a lot of basements here are newer than the ones we see closer to Boston. Finishing one is still permitted work, so it goes through the Building Department's OpenGov portal and the inspections you call in.

Stoneham rules that matter for basement finishing & flooring.

We confirm what your job needs when we come look.

  • Apply online through OpenGov

The Stoneham Building Department now takes applications through its OpenGov portal and asks you to call the office at 35 Central Street for every inspection. The office stays open until 7 p.m. on Tuesdays. [1]

  • Wetland buffers reach 100 and 200 feet

Under the Stoneham Wetlands Protection Bylaw, you need Conservation Commission permission for work within 100 feet of a swamp, marsh, forested wetland or intermittent stream, within 200 feet of a vernal pool, pond or year-round stream, or in the 100-year flood zone. New construction also needs a 25-foot no-disturb strip. [1][2]

One statewide building code. Massachusetts uses a single building code for every town: 780 CMR, now in its tenth edition. Your local building department enforces it and issues the permits. source

Dig Safe before digging. State law requires notice to Dig Safe at least 72 hours before digging, not counting weekends and legal holidays. That includes holes for deck footings. Call 811. source
