Beach, marsh and a lot of low ground.

Revere's 2019 climate vulnerability workshops found that nearly all of Point of Pines and Riverside lies in FEMA's 100-year floodplain, apart from the high ground by the Route 1A ramp. Parts of Beachmont fall in the 100- and 500-year floodplains, and Oak Island and the Revere Beach area are low-lying with marsh behind them.

Rumney Marsh and Belle Isle Marsh flood when high tides meet heavy rain, the same report says. For us that changes basement plans, deck materials and how much we budget for exterior prep on the ocean side of town.

Work hours: Monday to Saturday

Work under a Revere building permit is allowed Monday through Saturday, 8 a.m. to 6 p.m. No work on Sundays or holidays unless the Building Commissioner grants a special permit.

Permits are online only

Every permit the Building Division oversees, including building permits and Site Plan Review, is applied for through the city's CitizenServe portal. Contractors must upload a valid license or workers' comp affidavit before a permit issues.

Flood Resilience Checklist

For new homes and substantial improvements, Revere asks for its Flood Resilience Checklist with the building permit. The city says it's also worth filling out for smaller projects and utility upgrades.

Decks need a permit; zoning questions go to Site Plan Review

The Building Division says decks need a building permit. Not sure a deck or addition fits zoning? The Site Plan Review Committee meets Tuesday mornings at 10 and tells you what the project needs.

One statewide building code. Massachusetts uses a single building code for every town: 780 CMR, now in its tenth edition. Your local building department enforces it and issues the permits. source

Dig Safe before digging. State law requires notice to Dig Safe at least 72 hours before digging, not counting weekends and legal holidays. That includes holes for deck footings. Call 811. source

Point of Pines and Riverside

Almost entirely inside the FEMA 100-year floodplain, with the Point of Pines Yacht Club exposed to wind and surge.

Oak Island and Revere Beach

Low-lying blocks behind the 3.1-mile beach, with marsh nearby and older drainage.

West and North Revere

Along the Pine River and Rumney Marsh; the west side by the Malden line sits in the 100-year floodplain.
